Basic Function:

 

• Oversees maintenance of a various type of mechanical systems related to building services such as HVAC, elevators, pumps and the installation, operation, additions/alterations and modification of HVAC system, and other related mechanical equipment. 

• Prepares technical feasibility studies and cost estimated for modification, up gradation, alteration of existing facilities and equipment pertaining to Company owned/leased properties which include all office buildings and residential units in & outside Abu Dhabi City, Company HQ, Shaikh Khalifa Energy Complex (SKEC), Sas Al Nakhl Complex, the Petroleum Institute (PI), ATI at Al Shawamekh and workshops, Satellite Clinics such as Habshan, Bu Hasa, Asab, Madinat Zayed and various other properties (owned/leased) in western region and other region in the Emirate of Abu Dhabi.

• Activities also include coordination with Civil Projects Divisions for various upcoming projects.

 

Work Performed:

 

• Prepares annual preventative and predictive maintenance programmes, with monthly break-down. Approves/amends periodic maintenance programmes submitted by contracting agencies and correlates existing preventative maintenance schedules and plans with failure data and operating conditions. Makes appropriate recommendations to Senior A/C & Mechanical Maintenance Engineer for changes in schedule/plan. Includes auditing preventative and scheduled maintenance work carried out by contractors to ensure quality of work, use of appropriate spares and timely accomplishment of work, in accordance with company policy and professional engineering standards.

• Analyses updated monthly/periodic programme to determine extent of work planned and carried out and investigates cases of delays in order to take appropriate corrective action.

• Supervises and random checks works executed by staff/contractors to ensure that user's complaints are promptly attended to and work is carried out in accordance with specifications and professional standards. Includes investigating complaints of serious nature, rendering professional guidance and instructions to staff/contractors and ensuring non-occurrence of complaints of high magnitude.

• Prepares feasibility reports, engineering drawings and cost estimates for additional/alterations/expansion/modification of all plant and equipment such as central air conditioning plant, package units, split air conditioning units, window air conditioning units, fan coil units, air handling units, exhaust fans, pumps, fire hydrants, fire hose reels, elevators etc., in accordance with company policy, manufacturer's specifications and professional engineering standards. Includes examining performance  and maintenance problems for a variety of equipment and ensuring technical assistance is provided to resolve problems.

• Arranges for detailed inspection of buildings/villas/office premises to be leased, with the aid of engineering check-lists; estimates details work and cost required for their maintenance and submits recommendations to Senior A/C & Mechanical Maintenance Engineer.

• Arranges for inspection of flats/villas/office premises to determine maintenance work requirement on such buildings before allocation/surrender. Obtains approvals, allocates work to staff/contractors to carry out maintenance before allocation/surrender and closely monitors the execution of work for timely completion and quality.

• Evaluates performance standards of all contractors engaged on mechanical maintenance works on all specified matters and gives overall ratings for the information of Senior A/C & Mechanical Maintenance Engineer. 

• Plans for annual requirements of equipment and spares and renders assistance to materials and stores personnel in the planning/procurement of spares. Indicates stock/non-stock items, ensures their timely availability and carries out inspection before acceptance of materials.

• Assists Senior Engineer to prepare technical specifications and scope of works to enable Procurement Services Division to develop contracts and issue tenders for annual/long term maintenance /installation requirements.

• Reviews contractor's quotations for petty works and recommends approval of rates. Checks contractor's invoices for payment and submits recommendations to Senior A/C & Mechanical Maintenance Engineer for necessary action. 

• Provides professional engineering technical input, design and advisory function to projects ad schemes of various sizes within General Services Division to other Divisions/Directorates as required and to external consultants.

• Assists Senior A/C & Mechanical Maintenance Engineer in conducting meetings with consultants and suppliers to evaluate pre-design information/data for usage. Prepares design, specifications, scope of work, drawings, calculations and all necessary documentation for projects of various sizes. Issues tender documents, evaluates tenders, jointly certifies awards and subsequently manages projects.

• Performs  other similar or related duties as assigned such as preparation of annual capital and operating budgets, preparation of monthly activity reports, coordinating with other departments for the execution of assigned works, exercising judicious control over budgets and consumption of stores and observing fire and safety precautions/regulations, etc.
